Our Process

We have created the following design process for our Project and Practice Management, to ensure smooth delivery of your project to meet time, cost and quality requirements. We also use an internal Practice Manual based on NZIA work stages to ensure quality checks and client approvals given on each work stage, before proceeding to the next design stage.

Stage B1 Project Establishment

1-2 weeks

The Project is setup. An Agreement between Client andArchitect is completed and appropriate information is gathered to enable subsequent stages of the commission to be undertaken.

Stage B2 Concept Design

2-4 weeks

The Client brief is given and basic functionality as a concept only, generally within the constraints of the territorial authority and regulatory requirements surrounding the Site and Project.

Freehand sketch concepts are developed into a 3D computer model and plans. A virtual reality walkthrough of your design can be prepared.

At the end of this stage a Rough Order of Cost can be established by the Quantity Surveyor.

Stage B3 Preliminary-Design

4-6 weeks

The approved concept is refined to provide appropriate relationships and sizes of spaces, and include and coordinate the input of other consultants, and any refinements to the design that will impact on the form, functionality and cost of the project.

 

At the end of this stage the Project should be clearly defined, a Preliminary Estimate of Cost can be established by a QuantitySurveyor and a resource consent (if required) may be applied for

Stage B4 Developed Design

2-4 weeks

The Approved Preliminary Design is further developed to provide a set of documents (drawings and outline specification) that identifies and coordinates all of the elements of the building, including structural elements, building services, materials and finished and net/gross building areas.

This stage typically applies to larger scale complex projects only to coordinate elements noted above. Most of our projects do not require this stage.

Stage B5 Detailed Design and Documentation

6-8 weeks

Preparation of detailed drawings and specifications that will allow a building consent to be applied for, and for the tendering and negotiation of a building contract to be undertaken by the owner with their preferred contractor.

At the end of this stage a Pre-tender Estimate of Cost and a schedule of quantities can be established by a Quantity Surveyor, prior to lodging Building Consent.

Stage B8 Site Observation

During construction

The observation of the contract works relates to the monitoring of the construction with respect of the design documents that form part of the contract. It is carried out by the Architect and includes site visits, reviewing of Contractor design information to determine if the construction materials and installations are in accordance with the construction documents, specifications and performance criteria as detailed in the services set out. Typically we allow for site inspections only at key milestones on the programme.
