The brief was to maximise the building coverage on the site with yield of six new modern 3 bed, 2 storey townhouses @ circa 120sqm total per lot for the development. The mixed housing suburban zone site has sea and city views from the northern end of the site and good solar access to the north and west boundaries. The existing 1960s dwelling to be demolished to make room for the development.
The design responds to the site and brief with the following features:
West orientation to living areas for full solar access in the afternoon. Locate ROW and vehicle access to east side to open up west outdoor living spaces.
Open plan living/dining/kitchen have large stacker glass sliders face into private west facing courtyard gardens for afternoon sun.
Good indoor/outdoor flow from living spaces, solar access and private garden space.
The upstairs has three generous bedrooms, master with ensuite and walk-in-robe and good size family bathroom plus storage.
Integral garaging and laundry provided plus additional family room facing the rear garden was a bonus for the developer in the tight floor area.
The end lot 1 unit is north facing and has good sea/city views. The layout was flipped to maximise the views back to the city and sea from living areas on the upper level, a large deck provided to enjoy the afternoon sun and outdoor living with sea views and privacy screen to neighbours to the west.
Robust materials and detailing used throughout to improve durability and reduce maintenance on the development. A simple palette of materials includes white brick and recessive colour to fibre cement cladding on cavity, to give a clean, modern aesthetic.
