Inglewood Townhouses

The brief is for five new modern luxury 4 bed, 3storey townhouses @ circa 200sqm total per lot for the development. The mixed housing suburban zone site has estuary views from the southern side of the site and good solar access to the north and north-west boundaries. The corner site had restricted vehicle access from the east boundary on Inglewood Rd.

Design Outcomes

The design responds to the site and brief with the following features:

North orientation to upper (middle) living areas for full solar access in the afternoon.

Use of natural contours to achieve 3storeys under the maximum height in the Mixed housing suburban zone, using alternative height to boundary rules. Garaging in lower level where no natural light and save retaining walls/excavation and cost to rear boundary

Good urban design and façade modulation to push through 3 storeys in a typically 2 storey zone. Pre-app meeting held to review the design.

Use existing vehicle access and maximum of two vehicle crossings to meet the planning rules.

Open plan living/dining/kitchen on mid-level with large areas of glazing to the north for solar access, further living rooms, decks, and picture frame windows to capture the estuary views to the south.

Lot 1 to the west boundary has large stacker glass sliders face into a private north-west facing courtyard garden

The upstairs has three generous bedrooms, master with ensuite and walk-in-robe and good size family bathroom plus storage.

Integral garaging and laundry provided plus additional family room facing the rear garden was a bonus for the developer in the tight floor area.

The end north facing lot unit 5 layout is designed to maximise the views back to the estuary from living areas on the upper level, a large deck provided to give views and additional outdoor living

Robust materials and detailing used throughout to improve durability and reduce maintenance on the development. A simple palette of materials includes recessive brick and fibre cement cladding, to give a clean, modern aesthetic.
